Land Development Resources

The Downtown Business District is largely zoned B-4. It is intended to promote the concentration and vitality of commercial and business uses in the historic central business area of the City and as such, encourages a mixture of complementary uses with a pedestrian orientation. Downtown Hattiesburg is a distinctively authentic and unique place with a rich history, creative vibe, engaging atmosphere, and compelling architecture.

Hattiesburg was founded in 1884 by Capt. William Hardy as a railroad junction in the yellow-pine forests of South Mississippi. While “trains and timber” defined the early days of economic growth, Hattiesburg emerged as a bustling and vibrant “Hub City” for the entire region by the early 1900s. Over the decades, Hattiesburg strengthened as a location for thriving commerce, equipped with two universities, an impressive cluster of quality healthcare facilities, an abundance of tourism attractions, and a diverse resident population.

Hattiesburg is the county seat of Forrest County, and Downtown is the center for city, county and federal government facilities. Downtown Hattiesburg is also center for the arts, culture and heritage, and is anchored by the restored Historic Hattiesburg Train Depot, Historic Saenger Theater and Hattiesburg Cultural Center.
